5 Florida Housing Markets I’d Avoid Right Now (2026 UPDATE)
People are still moving to Florida like crazy — but not every Florida market is the same.
In this video, I break down five Florida housing markets where I would be extremely cautious buying right now. That does not mean every home in these areas is a bad buy, and it does not mean these are bad places to live. But in certain markets, the warning signs are starting to stack up: falling prices, rising inventory, builder competition, insurance pressure, flood risk, affordability issues, and a lifestyle-to-value tradeoff that may no longer make sense after the Florida frenzy.
The Florida real estate boom is not the same anymore. Some markets are still strong. Others got way ahead of themselves during the pandemic and are now starting to reset.

– Port St. Lucie and parts of the Treasure Coast
-Lakeland, Winter Haven, and Polk County
-Naples and Marco Island
-Cape Coral and Fort Myers
-Punta Gorda, Port Charlotte, and Charlotte County
I also explain why broad Florida housing data can be misleading. Even one metro is not one market. North Port is not Sarasota. Parrish is not Lakewood Ranch. Wellen Park is not older North Port resale. A downtown Sarasota condo is not the same as a newer single-family home outside a flood zone in Palmer Ranch.
At the end, I share the Florida market I am still optimistic about — Sarasota — and why the right micro-markets, property types, and lifestyle locations can still perform very differently from the broader headlines.
