New construction will continue on Florida’s Gulf Coast, but the geography of new construction keeps changing. Closer-in locations with strong access to Sarasota, beaches, restaurants, healthcare, schools, town centers, and established lifestyle areas tend to be harder to replicate over time. Future growth in Lakewood Ranch, Wellen Park, East Sarasota, North Venice, Nokomis, and Parrish may create great opportunities, but buyers need to evaluate more than just the model home. Phase, lot selection, builder quality, fees, amenities, infrastructure, road access, future construction, and resale competition all matter. The best new construction buy is not always the newest option. Thinking about moving to Florida?
Florida can be incredible for the right person — but it is not the right fit for everyone.
In this video, I break down five reasons people move to Florida and five reasons some people eventually leave. This is not about bashing Florida, and it is not about convincing everyone to move here. It is about helping you understand whether the version of Florida you are considering actually matches the life you want.
People move to Florida for the lifestyle, weather, tax benefits, quality of life, social reset, family, retirement, and long-term demand. They want beaches, boating, golf, pickleball, restaurants, town centers, resort-style communities, sunshine, and a more active way of living.
But people also leave Florida because of heat and humidity, cost of living, insurance, hurricanes, flood concerns, traffic, growth, and sometimes because they simply chose the wrong area.
That is the most important point:
Most people do not regret Florida because Florida is bad. They regret choosing the wrong version of Florida.
They wanted beach life but bought too far inland. They wanted walkability but chose a car-dependent suburb. They wanted a social community but picked a quiet neighborhood. They wanted low maintenance but bought an older home. They wanted quiet but bought in a fast-growing area.
Florida is not one lifestyle. There is beach Florida, golf Florida, boating Florida, retirement Florida, family Florida, luxury Florida, small-town Florida, master-planned Florida, downtown Florida, and quiet suburban Florida.
The key is figuring out which one actually fits you.

My top three places to live in Florida are not Miami, Tampa, or Orlando. If I were choosing where to live in Florida today, my personal top three would be Sarasota, Lakewood Ranch, and Venice. Sarasota checks the most boxes with beaches, downtown, restaurants, arts, healthcare, schools, boating, golf, airport access, and long-term demand. Lakewood Ranch is not a beach town, but it offers one of the strongest everyday lifestyles in Florida with schools, parks, trails, town centers, golf, sports, healthcare, restaurants, new construction, resale, and a true master-planned community structure. Venice offers one of the best coastal small-town lifestyles in the state with Venice Island, historic downtown, beach access, biking, golf carts, restaurants, parks, and charm.
