If Venice Island feels out of budget, you need to look at Nokomis west of the trail. This is one of the most underrated lifestyle pockets on the Gulf Coast. You’re minutes from Nokomis Beach, boat launches, kayaking, and paddleboarding. Some neighborhoods even have private marinas. It’s bike-friendly, golf-cart friendly, and close to shopping, dining, and the Legacy Trail. Villas can start in the two hundreds and single-family homes in the three hundreds. Some homes are in flood zones and some are not, so you need to be selective. But if you want beach proximity without island pricing, Nokomis is a smart move.
